 2007
is the “Year of India”, property investment and real estate prices are booming.
The country is celebrating 60 years of independence and is doing so in style. Across the world people are waking up to the dawn of a new era - India is now an economic player of global significance. 2007 may be the “Year of India” but the 21st Century, looks set to be the Indian Century.
India’s economic development is fuelling massive demand for property/
real-estate with the indian property market booming
. GDP growth is currently 9.1% and has been consistently above 7% for the last
decade.
Every
year the number of Indians earning above $20,000pa is increasing by 20%. By
2015 a further 2.9m Indians will be employed in the IT/ITES industry alone.
This implies demand from this sector alone for 400m sq. of commercial real
estate. By 2010 India’s retail sector will need almost 200m sq. of new
space and the residential sector requires a phenomenal 10bn sq.ft of space
for the 20m+ people moving to jobs in the cities over the next five years.
Unlike most economies (including US, UK and China) India’s demographics are actually improving. Over the next 25 years the economically active population will increase by a phenomenal 270m. Household savings are currently 28.1% of GDP and UBS forecast their share to increase to 34.7% by 2030. Of this around 50% go into physical assets such as real estate. Outstanding mortgages are currently 4% of GDP in India compared to a 50% average in developed economies.
The Indian property investment market has of course gone through a tremendous
boom. The statistics speak for themselves and the boom is set to continue.
However,
there
are some
markets that could be described as saturated therefore in the short-term
at least sensible investment selection is critical to success in the Indian
real
estate market.
